On October 31, 2024, Magnolia Properties acquired 5745 Spahn, a renovated single-family home on a spacious lot in Lakewood, CA. The business plan included leasing the main house and constructing two additional townhouse-style units, each with private outdoor space.

Construction was completed in November 2025, followed by a successful refinance in December 2025. The property is now held as a stabilized three-unit rental.
